Building Management System (BMS)

BuildTrack BMS (or Building Automation System, BAS) solution is aimed at providing smart automation for the building enabling the monitoring of various sensors of the buildings to make them safer, more secure and to provide both control and monitoring of the electrical assets of the building to improve the building operations, essentially transforming the building into a Smart Building.

BuildTrack’s Building Management System (BMS) is a solution that provides a single point of control and monitoring for the building. This access to the sensors and assets of the building is provided through BuildTrack Kiosks or Smart Apps for practically everything in a building or campus – ranging from safety/security sensors to water tank level sensors, STP, energy meters, control of lighting, pumps and more. Third party equipment utilized in buildings, such as lifts (elevators) can also be integrated into this BMS system allowing it to serve as a single point for all monitoring and control of the building or campus. The Building Management System from BuildTrack also provides additional Facility Management (FM) features such as Preventive Maintenance (PM) Scheduling, Asset Maintenance History, Service & Help desk features, Reservation capabilities and more that collectively enable better management of Assets and Property. The BMS system therefore enables cost-effective operations of the building by improving the productivity of the facility staff while increasing the responsiveness to the needs of building occupants.

SAFETY & SECURITY

Building Emergency System

BuildTrack Building Management System (BMS) records every emergency event received from sensors such as smoke, gas leak and door-intrusion sensors that are installed in the building. It sends notification on Smart Apps, emails and SMS to all relevant parties. It allows quick review of Camera feeds to ascertain the situation and enables emergency communication to all affected parties to facilitate quick reactions.

Perimeter Security

BuildTrack offers perimeter security using laser beam and ultrasound beam hardware These perimeters are monitored via the BuildTrack BMS system and can provide notifications when these beams are disrupted. It also allows association of correct camera feeds to ascertain the situation

Building Video Door Phones (VDP)

BuildTrack VDP’s operate from the lobby to individual apartments to facilitate entry of guests. Individual VDP units can also be located outside each apartment door if required. The notification from VDP and door bells can be received on indoor panels and on Smart Apps. Automated door lock is an option that is offered to occupants and its operation can be integrated with the VDP to provide convenience of remote door unlock.

Surveillance

Any 3rd party IP camera, DVR or NVR used in the building can be integrated into the BuildTrack BMS to provide contextual visual feed of zones being monitored. The BMS links these camera feeds to zones and in the event of an emergency, the specific camera feeds can be quickly reviewed. These camera feeds can also be accessed via Smart Apps.

FACILITY OPERATIONS

Common Area Landscape Lighting

BuildTrack’s Building Automation System allows complete control of all facility lighting for common areas, podiums, parking and landscaping. Zone based lighting control and status are offered within the BMS. Profiles and automatic scheduling can also be enabled to offer convenient, and energy efficient operation of lighting.

Energy Management

Buildtrack BMS is also and Energy Monitoring System since it enables monitoring of 3rd party Smart Meters. It also allows operational monitoring of DG sets and UPS for battery status as appropriate. BuildTrack IoT based energy monitoring nodes can also be deployed allow energy consumption monitoring for high capacity devices without using sub-metering.

Water & STP Management

BuildTrack BMS enables monitoring of 3rd party Smart Water Meters. It allows monitoring of water levels in tanks and control of pumps and sprinklers to minimize both water and energy wastage. It also can provide status of STP operation.

Elevator Operations

Most 3rd party Elevators can be monitored and the status of their operations displayed by BuildTrack BMS. Elevators constitute a critical element of building operation which needs to be monitored by the BMS for operational convenience and for safety reasons

BIM

BIM Integration

As-built Building Information Models (BIM) used in construction can be uploaded and integrated into BuildTrack software for facility management and operations. The Views of Spaces created in the BIM model can be linked to the spaces within BuildTrack. Assets created within BIM can be accessible in the BuildTrack software to initiate control or monitoring of assets (or sensors). BuildTrack’s permissions capability allow access to specific spaces, controls, sensors or data to users. Asset specifications, manuals, maintenance history and live operating parameters can be easily accessed through the BIM interface in BuildTrack.

COMMUNITY

Maintenance Management

BuildTrack BMS offers Smart Apps that can be used by building occupants to generate service requests. These requests can be monitored by the facility management personnel for assigning maintenance tasks, scheduling PM’s, managing property & asset data and maintenance history

Notices

BuildTrack BMS enables notices to be sent through Smart Apps and emails to all building occupants, individually or collectively. This is a great aide for communicating information that impacts occupants on a daily basis.

Reservations

BuildTrack BMS offers the ability for building occupants or staff to reserve rooms or equipment set aside for shared use within the building or community. A common calendar allows user with access to reserve these assets/spaces.
